Hyacinth – Lived in vs staged
Is staging worth it? You decide. Especially when someone else is paying for it.
You live in your home. We package it — think elite holiday wrapping at Neiman Marcus, not a brown paper bag.
For Hyacinth, we kept the updates simple and strategic. A little paint to refresh a few rooms and clean up scuffs after move out, carpets professionally cleaned, brightly colored curtains removed so they wouldn’t compete for attention, and full professional staging. We even left the popcorn ceilings exactly as they were.

Keswick – Total kitchen makeover
This one was worth doing a total kitchen make over because it was such a small space, and the living/dining/kitchen area was all open otherwise.
We removed everything from the kitchen
Installed one cohesive floor throughout the living area (LVP)
- New appliances
- New cabinets
- New quartz counters (now we had an island instead of a peninsula)
- New pendant lighting and recessed lighting
This makeover allowed us to open up the space, add lighting, seating at the island, much more.

Welch Ct
Bathroom- this room needed a total overhaul to match the rest of the home, as much as I loved the original US marines wall switch plate cover and the wallpaper – I made alot of amazon orders, atleast one return, multiple deliveries to the property, and I owe my husband big time for installing this mirror because I waited until the last minute to order it before photos day.
Kitchen-smallest details matter most on this one, because I decided that it was not worth replacing the original cabinets – they were high custom built quality when the owner chose them decades ago and in great shape so we just upgraded around the cabinets and appliances that were already there.
You can see a glimpse into the dining room where we replaced carpet with luxury vinyl plank, painted walls, and installed a new chandelier.

Calabria Ct – Total makeover
This one was a complete and total make-over on behalf of an investor client. We helped him buy it off-market (which was a win-win for sellers too), then we managed a total $150K renovation. I chose every paint, finish, material, and fixture. It’s our marquis TRH renovation from a $600,000 to a $930,000 home. This project still tends to be an inspo piece for many home owners looking for reno ideas, and it stands as my most favorite fireplace makeover ever.

Midday – Partial makeover
The red room was a train room for a previous owner who was a hobbyist – the floors were painted concrete (and the window trims to match). This room sat in that awkward space between utility and not quite living space between the flooring and odd laundry placement. It was worth installing carpet, and moving the washer/dryer to a different wall. It was absolutely worth painting but we didn’t bother to update any of the ceiling light fixtures. These few changes had a giant ROI because buyers and the appraiser now considered it additional living space on the home vs odd ugly storage.
